Overview

FSS is a general contractor focusing on healthcare, commercial, and higher education. FSS is experienced in laboratory renovation, infrastructure upgrades, and high-end tenant fit outs, with a geographical footprint covering the mid-Atlantic region of the US.

Summary:

The superintendent provides on-site coordination for all phases of construction projects, including coordinating subcontractors, material, and equipment, specifications are followed, work is proceeding on schedule and within budget. Superintendent shall be responsible for scheduling, inspections, quality control, and job site safety.

Responsibilities

Essential Job Functions:

Schedule subcontractors, consultants, and vendors in the critical path to ensure timely completion

Perform quality control duties and responsibilities for work being performed

Communicate with the project team regarding RFI's, and Material Submittals

Ensure that subcontractors are fully executing and complying with the contracted scope of work

Identify areas of work that are outside of subcontracted scope

Coordinate required inspections with local jurisdictions

Identify subcontractor non-compliance with safety, health, and environmental quality standards

Identify conflicts in construction progress and communicate them to the project team for resolution

Ensure the subcontractor has corrected all deficiencies identified by the project team

Maintain a daily log of activities on the job site

Monitor daily activities and assist in future planning

Preside over weekly subcontractor meetings designed to coordinate the work

Issue notices of non-compliance to subcontractors in regard to the quality of work or scheduling

Ensure that the job site is always kept in a clean and organized manner

Perform job progress and completion punch list identification and completion

Assist in budgeting, bidding, and award of subcontracts

Assist in obtaining permits or approval of revisions

Gather project material submittals and maintain records of approvals at the jobsite

Preside at a pre-construction meeting with subcontractors

Opening the job site at the beginning of the day and securing the job site at the end of the day

Assist in hiring sub-tier employees

Qualifications

Necessary Skills and Knowledge:

Must be capable of interpreting a critical path schedule and construction drawings and specifications.

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals

Ability to write routine reports and correspondence

Ability to speak effectively before groups of customers or employees of the organization

Understanding Safety regulations

Minimum Qualifications:

Minimum of 5 years' experience in construction with at least 5 of those years as a superintendent on new construction

Fluent English communication skills

Must be able to travel to the job site(s) as assigned

OSHA 10

Ability to successfully pass background check and obtain facility clearance

Able to obtain and maintain up to a secret clearance

Preferred Qualifications:

Have experience in the areas of hazard identification and safety compliance

Microsoft Office Suites (Excel, Word, Project & Outlook)

OSHA 30 / ICRA 8

Pay and Benefits

The salary range for this position is $80,000.00 to $100,000.00 annually.
